This TCPA Disclosure explains how CocomoKeys LLC, a Florida limited liability company doing business as ClearWay Home Solution ("ClearWay," "we," "us," or "our"), collects consent for and conducts SMS text messaging and telephone communications under the federal Telephone Consumer Protection Act ("TCPA") and related state laws. By providing your phone number and submitting a Meta Lead Form, completing any other intake form, replying to a text, or otherwise providing your number to us, you agree to the practices described below.1. WHO IS MESSAGING YOUThe party sending SMS messages and placing phone calls is CocomoKeys LLC operating under the marketing brand ClearWay Home Solution. CocomoKeys LLC is organized under the laws of the State of Florida and headquartered in St. Petersburg, Florida. Our current real estate operations are based in Tennessee. Messages and calls are sent and placed on our behalf using HighLevel (also known as GoHighLevel or "GHL") and connected SMS and telephony providers.2. EXPRESS CONSENT TO RECEIVE SMS AND CALLSBy submitting your phone number to us through any of the following channels:- A Meta Lead Form on Facebook or Instagram
- A web form on clearwayhomesolution.com
- A reply to one of our advertisements
- A direct message, email, phone call, or any other written or electronic communication
you provide your prior express written consent to receive SMS text messages and telephone calls, including messages and calls placed using an automatic telephone dialing system, automated technology, prerecorded voice, or artificial voice, from CocomoKeys LLC operating as ClearWay Home Solution at the phone number you provided. This includes our automated initial response (typically delivered within 60 seconds) and our automated multi-touch follow-up SMS cadence.CONSENT IS NOT A CONDITION OF ANY PURCHASE, SALE, OR OTHER TRANSACTION. You may receive a cash offer or otherwise transact with us without consenting to receive automated SMS messages or calls; however, our standard intake and follow-up workflow uses these channels.3. PURPOSE OF MESSAGES AND CALLSWe use SMS and phone communications to:- Acknowledge receipt of your inquiry
- Gather additional information about the property you submitted
- Schedule appointments or property walkthroughs
- Discuss and present a cash offer
- Send transaction-related updates and reminders
- Conduct lawful follow-up regarding your prior inquiry

MESSAGE FREQUENCY, RATES, AND CARRIERSMessage frequency varies based on your engagement and the stage of our conversation, and may include multiple messages per day during the active follow-up cadence. Message and data rates may apply, depending on your wireless plan and carrier. Carriers, including but not limited to AT&T, T-Mobile, Verizon, U.S. Cellular, and others, are not liable for delayed or undelivered messages.5. OPT-OUT (STOP)You may opt out of SMS messages at any time by replying STOP to any text message you receive from us. Once you reply STOP, you will receive a final confirmation message and will not receive further marketing or follow-up SMS from that campaign. To opt back in, reply START.To opt out of phone calls, you may inform any representative during a call, reply to a text asking us to stop calling, or contact us using the information in Section 9.6. We may share mobile information only with service providers that support the operation of the SMS program (such as our CRM and SMS delivery providers), and only as necessary to deliver the messages you have requested or consented to receive, or as required by law.8. RECORDS OF CONSENTWe retain records of consent, including the timestamp, IP address (where available), source URL or ad campaign, UTM parameters, and the consent language presented at the time you submitted your phone number, in our CRM for the period required by applicable law and our recordkeeping policies.9.
